We build your home on a cost-plus fee basis.

Bidding Process

We competitively bid every aspect of your home with contractors who have proven their quality and expertise.

Open Book Policy

We operate on a fully open book basis – all bids and invoices are open for your review. Our goal is to save you money.

Pay Upon Completion

We bill only for work completed and materials delivered.

Accuracy & Fairness

We manage payments and lien releases through a 3rd party title company to ensure accuracy and fairness.

Teamwork

We work together as a team, and we assist you in picking out an architect or modifying a set of plans you may already have to meet your lot specifications.

Progress Milestones

Once a design is underway we will meet every couple of weeks to discuss and review the design of your home, this helps to ensure your design is cost efficient.

Engineering

When your architectural drawings are complete, we do what few builders do, we have your home completely engineered to ensure it is structurally sound.

We understand it is difficult for most homeowners to visualize space and layout from architectural drawings, which is why we offer a 3D virtual tour. Walking through your home, before construction starts, helps to minimize changes and mistakes.

Everything you need to know before you get started

When we think about building, how should we approach finding the right lot?

If you don't already own a lot, we will help you find the right lot at the right price. To help you make a sound decision, we will walk the lot of your choice with you. We will discuss the specific location of the lot within the subdivision, the types of soil on the lot, any potential grading or drainage issues, the optimum position of your home on the lot, and a host of other considerations. Because of our building experience, we will be able to help you choose the best lot for you.

We are already very busy with work, family, and other activities. Isn't building a new home going to take a lot of our time?

At Zen Custom Homes we fully understand how busy your lives can be. We will work to minimize your expenditure of time and energy. We have streamlined the process of building so efficiently that even the busiest people can build their dream home without drastically changing their everyday schedules.

Do we get to select building materials, appliances, and the like?

Absolutely! You will be able to customize your home to fit your budget and your tastes. We will work with you throughout this process to guide you and answer your questions. We will accompany you as you visit suppliers to make choices if you like. We also have available an interior decorator who can help you make decisions.

Should we expect that we will face lots of extra costs over and above the construction bid price?

Zen Custom Homes will work with you from the beginning to make certain that all major selections have been made and costs are included before the contract is signed and any work is done. If you don't make any changes during the building process, you should know the exact price of you house even before we dig.

How long does it take to build a home?

Once the plans have been finalized and permits have been issued, it should take no longer than a year.

Is there is good time to start construction?

Any time of year works, we can dig and pour concrete all year round.

What is the average cost of home per square foot?

It all depends on the cost of the lot and what you choose to put into the home. Every home-building project is different when it comes to duration and costs. There are a lot of variables in size, lot preparation, features and the time it takes to plan and build a home. Zen Custom Homes believes that time spent with customers to plan their dream home is key to ensuring there are no disappointing surprises. Every aspect of the home is accounted for – there are no hidden costs or extras. And you can be assured that we take our commitment to “delivering your home on schedule” very seriously. Our Story

I started Zen Custom Homes in 2012 to build my dream home. There is an old saying I have never liked, "Build a house, lose a Spouse". After my husband and I spent months designing, discussing, and disputing every detail of our future home, I grew frustrated to learn the lack of options in Southeastern Minnesota to bring our vision to realty.

Zen Custom Homes was founded on the following beliefs:
